Important status statement
Covenant Property Group Ltd is developing a range of property-related services. At present, the website may describe planned or future services so that visitors can understand the companyโs intended direction and register an interest.
Covenant will not undertake property deal sourcing, investor introductions, estate-agency work or any other activity requiring anti-money-laundering supervision, redress-scheme membership or other regulatory arrangements until the applicable registrations, memberships, policies, controls and procedures are in place.
Until that stage has been reached, information about those future services is provided for general information and expressions of interest only. Covenant will not accept instructions, introduce parties, negotiate transactions, carry out customer due diligence for a transaction, take sourcing or introduction fees, or otherwise begin those activities.
Staging, furnishing, service-accommodation and consultancy services may be offered separately where Covenant has confirmed that the particular service can lawfully proceed and the parties have entered into an appropriate written agreement.
Our customer promise
We aim to build long-term relationships through clarity, care and professional standards. When you deal with Covenant, we promise to:
- communicate honestly, respectfully and in plain language;
- explain the proposed service, scope, responsibilities, charges and next steps before work begins;
- avoid hidden charges and obtain approval before carrying out material additional work;
- handle personal information responsibly in accordance with our Privacy Notice;
- treat clients, partners, occupants, properties and communities with care and dignity;
- identify material conflicts of interest and manage them fairly;
- never present forecasts, illustrations or potential returns as guaranteed outcomes;
- respond constructively to questions, concerns and complaints; and
- only provide a service when the necessary competence, insurance, agreement and compliance arrangements have been confirmed.
1. About these website terms
These terms govern access to and use of the Covenant Property Group website. By using the website, you agree to these terms. If you do not agree, please stop using the website.
These website terms do not themselves appoint Covenant to act for you and do not replace a service-specific contract. If you become a client or business partner, the relevant written proposal, engagement letter, booking terms, management agreement or other contract will govern that service. Where there is a conflict, the signed service-specific agreement will take priority for that service.
2. Information onlyโno professional or investment advice
Website content is provided for general information. It is not financial, investment, mortgage, legal, planning, tax, surveying, valuation, insurance or accounting advice and must not be relied upon as a substitute for advice from an appropriately qualified professional.
Nothing on the website is an offer, recommendation or invitation to buy, sell, lease, fund or invest in a particular property or arrangement. Visitors are responsible for obtaining their own independent advice and completing legal, financial, technical, planning and commercial due diligence before making a decision.
3. Property, project and performance disclaimer
- Property availability, pricing, rents, costs, occupancy, market conditions and legal requirements can change without notice.
- Forecasts, examples, projected returns, yields, occupancy figures and other financial illustrations are estimates only. Actual outcomes may be materially different, and no return, income, savings, valuation uplift or capital growth is guaranteed.
- Photographs, floor plans, CGI, AI-assisted images, mood boards, staging concepts, specifications and case studies may be illustrative, digitally enhanced or based on estimated measurements. They should not be treated as a survey, measured drawing, planning approval or promise of the finished result.
- Any proposed property or project remains subject to availability, inspection, title and legal checks, finance, contract, permissions, insurance, safety requirements and satisfactory due diligence.
4. Enquiries and formation of a contract
Submitting a form, requesting a consultation, sending information, joining a waiting list or discussing a potential project does not create a contract, agency relationship, partnership, joint venture or fiduciary relationship.
A contract is formed only when the relevant parties agree to the service in writing and any required onboarding, identity checks, compliance checks, deposit or initial payment has been completed. Covenant may decline an enquiry or instruction where it is outside our scope, capacity, competence, risk appetite or current compliance permissions.
5. Fees, payments, cancellation and third-party costs
Fees, payment dates, deposits, cancellation arrangements, expenses and third-party costs will be set out in the relevant written agreement before a paid service begins. Website information is not a binding quotation unless expressly stated.
Where a customer is contracting as a consumer at a distance or away from business premises, applicable statutory information and cancellation rights will be provided before the contract is made. Nothing in these terms limits a consumerโs statutory rights.
6. Our responsibility and fair limitations
Covenant will provide contracted services with reasonable care and skill. Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or rights that cannot lawfully be excluded.
Subject to those protections, Covenant is not responsible for losses caused by information supplied by a visitor or third party; decisions made without appropriate professional advice or due diligence; events outside our reasonable control; or external websites, platforms, contractors and service providers that Covenant does not control.
Any additional service-specific limits or allocations of responsibility will be stated transparently in the relevant written agreement and will apply only to the extent permitted by law.
7. Website availability and acceptable use
We aim to keep the website accurate, secure and available but do not promise uninterrupted or error-free access. We may update, suspend or withdraw content where reasonably necessary.
You must not misuse the website, attempt unauthorised access, introduce malware, interfere with operation, scrape or harvest personal information, impersonate another person, or use website material unlawfully or deceptively.
8. Intellectual property
Unless stated otherwise, the websiteโs branding, written content, layouts, graphics, project concepts and other original material are owned by or licensed to Covenant Property Group Ltd. You may view and print reasonable extracts for personal, non-commercial reference. You must not reproduce, modify, distribute, sell, present as your own, or commercially exploit the material without prior written permission.
Third-party names, photographs, trademarks and materials remain the property of their respective owners and are used only where licensed, permitted or otherwise lawful.
9. External links and third-party services
Links to external websites or platforms are provided for convenience and do not amount to an endorsement. Third-party services are governed by their own terms and privacy practices. Covenant is not responsible for content or services outside its reasonable control.
10. Privacy and cookies
Our Privacy Notice explains how Covenant collects, uses, stores and shares personal information and how people can exercise their data-protection rights. Our Cookie Policy and cookie controls explain the technologies used on the website and provide choices where consent is required.
11. Complaints and customer care
We welcome the opportunity to resolve concerns promptly and fairly. A complaint may be submitted using the contact details below. Please include your name, contact details, a clear description of the issue, relevant dates and the outcome you are seeking.
- Acknowledgement: normally within 3 working days.
- Review: we will investigate fairly and may request further information.
- Response: we aim to provide a substantive response within 15 working days. If more time is reasonably required, we will explain why and provide an updated timescale.
- Escalation: when Covenant becomes subject to an approved property redress scheme for a relevant service, the applicable scheme details and escalation rights will be added here and to the service agreement.
Data-protection complaints will also be handled in accordance with our Privacy Notice. Individuals may have the right to complain to the Information Commissionerโs Office.
12. Changes, governing law and company details
We may update this page to reflect changes in our services, law, guidance or business arrangements. The effective date will be shown at the top. Material changes will not retrospectively alter an existing signed agreement unless the parties lawfully agree otherwise.
These website terms are governed by the laws of England and Wales. The courts of England and Wales will have jurisdiction, subject to any mandatory rights a consumer may have to bring proceedings elsewhere.
